The Challenge

These clients were recommended to visit us as they were seeking help with a common dilemma. To move or not to move that was the question. Their 2 bedroom mid-terraced property had already been modernised to a very high standard including the added luxury of a purpose built cinema room in the loft. Having lived in the property for many years, they were presented with an opportunity to upsize as the clients father was selling his home and was happy to sell this at a discounted price to his son.
Moving to a larger house was attractive, as the clients wanted a large kitchen / dining area to entertain family and friends at home, in preference to going out to a restaurant.


The Solution

We produced 3D images of the larger house and also showed them the potential of their own home. During their consultation with our design team, we made changes to both designs and then we worked out the indicative costs to make the changes to both properties so they had everything they needed to make such an important decision for their family.
They were amazed at how their own home could be modified to make their dream a possibility, just by building a small rear extension and making internal changes to the layout of the existing property. The clients were also pleasantly surprised to discover that this could be achieved at a significantly lower cost than purchasing the clients father’s house and making the changes they needed.
They had only considered moving house as the clients father’s house had become available but leaving their near perfect home was always going to be a wrench. They never expected there was a way to gain the additional space they wanted, from their existing home.
The designs and costing models we produced made their decision mush easier.
The clients purchased our full service and quickly discovered the value of steps two and three where we sent tender documents to pre vetted builders, 2 from our approved panel and 2 builders that had been recommended to them. We excluded the items they could purchase with our trade discounts from the tender pack, to ensure their renovation cost would be as competitive as possible.
The job was awarded to the builder that tendered most competitive quotation which was one of our network builders. The work was completed on time and well within the budget set by the clients. We calculated a net saving of £9000 for the clients, by using our full service.
