BUILDING REGULATIONS APPROVAL

We will advise you during our initial FREE consultation of the actual costs for all our options available for your particular contract, so you are always in control and can choose the services you want us to provide.

Here we can prepare the drawings that you will use for two purposes:

-  To obtain Building Regulations approval from your Local Authority or chosen Building Services provider.

-  They will be used as part of your tender documents that will be sent to your builder.

We produce our drawings to a very high standard, with all the information Building Control requires. We also produce our drawings to such a high standard to ensure your builders will know exactly what they are tendering for and they have the information to build the extension if successful.

When comparing Building Regulations drawings you will see just how poor some of our competitor’s drawings are. The more information on the drawings, the more likely it is that the builders will be able to accurately price the works.

Poor drawings can result in the builder not being given enough information to accurately price for the works. These inaccuracies will manifest themselves later as “Extra Costs” to the contract. It is important to get things right from the start.

Structural Engineers calculations for Building Regulations approval

The local Building Control office will also require Structural Engineers drawings, calculations and design details for any structural alternations that are made to the property. For example if you required an extension and you intend to knock through into the existing property, steel beams would have to be installed. It is the job of a “Structural Engineer” to provide the Local Authority with this information. Without their input, the Local Authority will not sign off the works and the builder would not know what to allow for in their estimate.  They would also be unsure of what size of steel to install.

We work closely with Structural Engineers and once we have visited your property, we will be able to advise you of costs for this item to satisfy the Local Authority.
