Will I Need Building Regulations For My Garage Conversion

Will The party wall act apply to my cellar conversion?

We don’t want to lead you into a false sense of security. It is not as simple as just whipping out the garage door and putting in a window. The work needs to be completed in line with the current building regulations. If you try and convert your garage without complying to current building regulations the council is within its right to enforce an order retrospectively, to return your garage to its original use. Our advice is always plan the works properly and always to be compliant and have the work approved by your local authority building control (or an independent Building service provider).

Will i need Planning Permission for my garage conversion

It’s unlikely that your conversion will require planning permission; however it is always worth consulting your local planning office to prevent making a very expensive mistake. There may be circumstances where planning permission is required, for example your house may be in a conservation area or be a listed building. It always pays to ask the advice of the council as they are there to help and give you guidance. It is also worth talking to your neighbors from the offset and listen to any concerns that they may have.

Always check that there are no restrictive covenants in the deeds of the property prohibiting any change in the appearance to the front of the property.

Why consider a garage conversion in the first place

Most garages nowadays are not actually used to house the car. They are usually the most under-utilised spaces in your whole home. A standard single garage is approximately 150 sq. ft. and this is quite commonly too small to fit a family saloon. The garage then becomes a dead area of the home and a dumping ground for items that are one step away from the local tip. Why not consider using this space by converting it into valuable habitable accommodation giving a lot of additional living space.

Many new properties are built with a typical garage space. However the modern car can usually only just fit into these garages spaces and most people tend to leave vehicles outside on the driveway with the garage left for keeping the families clutter in the one area of the house.

If the garage was not there, where would you store the family clutter? Simple, you would have a clear out!

Converting your garage is a very fast and economical way of improving your property and changing an inhabitable area into a room that can really be appreciated by the family, can take as little as four weeks from start to completion if you use a reliable and experienced contractor.

If you are lucky enough to have a double garage you could consider a “Part Conversion” this is where you convert one of the garages to habitable accommodation and retain the other garage. This then usually meets the requirements of the family by increasing the habitable space and retains a smaller garage to meet all your other family needs.
